News of the growing improvement in the housing market, which is being reported in the national press, has been welcomed by Leamington’s most successful family owned developer AC Lloyd. The company has been building in Leamington for over 60 years and has reported an increase in both visitors and sales so far this year at its three developments in the area with demand now starting to outstrip supply. The search for new sites to meet the demand is now a key priority for the company. Evidence of the improved conditions is demonstrated admirably at its Hunters Reach development on the Kenilworth Road. Released on the market last October all bar one of the 2 & 3 bedroom apartments and the four bedroom coach house have already been sold. The show apartment has now been released for sale and includes carpets, curtains and light fittings. Demand is similar in Sydenham where AC Lloyd have built the whole of the area and at their development at Millpool Meadows activity levels are such that the company has announced a new phase of seventeen homes, one of which has already been sold off plan! |

Managing director Alistair Clark said: “We have seen a steady increase in sales this year across all of our developments covering two bedroom starter homes to three and four bedroom family homes. Some people are downsizing, some moving to a larger home and a few starting on the property ladder. It is very encouraging to see because conditions in the second half of last year were extremely tough. |

“Having said that we have sold out at Hunters Reach in the same amount of time we would expect to do so in a good market and being just a short stroll from the town centre, makes it an ideal location. “There is no one factor that supports the increased activity but we have always provided great quality and value and right now for example at Millpool Meadows we have a range of homes from 2 bedroom houses from only £159,950 to 4 bedroom family homes from £289,950. This year we have had purchasers from as far as London and couples buying their home to retire to with many of the houses over looking the magnificent nature reserve. The new bus service which has been long awaited is now running, providing easy access to the Parade in fifteen minutes. So it’s a combination of factors and contrary to previous reports AC Lloyd are not looking to stop production, in fact demand is such that we have announced the release of the next phase called Kingfishers, which is encouraging news as this will provide work for local suppliers and contractors for the next year”. |

The Company has recently purchased an option on a 4 acre site in Hook Norton and Alistair Clark is continually looking for new land to replenish developments which are coming to an end. Saxon Court, a development of two and three bedroom apartments on Guy’s Cliffe Avenue and opposite the country’s first tennis club, is now completed with just two apartments and one two bedroom bungalow available for sale. |
